The story

Vineland's Zoning Board of Adjustment has voted to allow 37 townhouses on about 6.3 acres at 1091 and 1121 West Chestnut Avenue. The board granted the application from Area-Chestnut, LLC at its September 16 meeting.

The city zones this land for detached houses. Building townhouses there took a use variance, a special permission from the zoning board. This vote only allows townhouses on the land, and the board still has to approve the lot lines and site layout.

The plan shows seven buildings of five or six townhouses each, with every townhouse on its own lot, for about 5.9 homes per acre. The company's engineer told the board an earlier plan had more than 10 homes per acre. The new plan stays under six homes per acre. That is the city's limit in a nearby area zoned for townhouses.

The company's planner said the townhouses are expected to be sold to buyers, with a homeowners association owning the private road, the stormwater facilities and the open space. The architect described a concept of about three bedrooms and two and a half baths per home, with the living room, dining room and kitchen on the second floor, and said the design could still change.

The site is on the south side of West Chestnut Avenue, about 750 feet east of Delsea Drive. The minutes name no prices or construction schedule.

The approval is recorded in the board's September 16, 2026 minutes. Plans, permits and timing can change. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Vineland Zoning Board of Adjustment minutes.
