The story
Woolwich Township has drafted Ordinance 2026-18, which would repeal the Mixed Use Downtown zone in the Kings Landing Redevelopment Plan and replace it with a new Mixed Use zone. The zone covers three properties along Route 322 and Kings Highway, and it requires both homes and commercial space on them.
The draft allows up to 7 homes an acre, for a total of up to 522 homes. The draft sets 295 of them for Block 7, Lot 5, 109 for Block 12, Lot 2 and 118 for Block 57, Lot 3. Together the three properties would also need at least 67,860 square feet of commercial space. The uses allowed range from shops and restaurants to offices and medical uses.
The draft sets aside 20% of the homes as affordable, 104 in all, and 54 of those would be age-restricted. The housing allowed includes semidetached and attached single-family homes, two-family homes, triplexes and apartment buildings, with no home larger than three bedrooms and no building taller than 40 feet. A 12-foot path for walking and biking is required along Route 322 and Kings Highway.
The township wrote the new zone to meet its share of affordable housing. An earlier rule linked move-in approval for the homes to how much commercial space had been built. The township is also voting on a settlement with Fair Share Housing Center that drops that rule. Before any homes can be proposed, a developer has to sign a redevelopment agreement with the township, and the ordinance still needs a public hearing and a second vote before it is adopted.
