The story
Mullica Hill has a carriage home community open and selling. JPOrleans is building Fox Run at Mullica Hill, which the builder describes as 132 carriage homes with two car garages, open concept floor plans and a choice of first floor or second floor primary suites, and it is selling them from a sales office at 204 Bridgeton Pike.
Four floor plans are published, running about 2,125 to 2,825 square feet with three or more bedrooms, two and a half or more bathrooms, a two car garage and a basement. The community feeds Clearview Regional School District.
The line worth noting sits further down the same page. The builder writes that it has multiple new communities planned across Mullica Hill, and calls Fox Run a chance to be among the first. Nothing else is named, and a sentence on a marketing page is a statement of intention rather than a project on the ground, so it is worth reading as exactly that. What can be checked is that JPOrleans currently lists two communities anywhere in New Jersey: this one and one in Jackson.
For a town, the difference between one community and several is the difference between a project and a market. An attached carriage home with a two car garage is a different product from a single family house on its own lot, and which of the two a township gets more of is what changes who can afford to move in. Whether more follow is the builder's call and not ours, but the first community in a town is usually the one the next ones get measured against.

A builder with more communities planned in one town will be building there past this one. If you are looking in Mullica Hill, the first community is the one you can tour now; later ones are usually priced against it.
