The story
Woolwich Township has a new construction model home open. Ryan Homes lists one for Halladay Reserve at 247 Hornbean Avenue, with hours posted for all seven days of the week, and the page is clear that visits are by appointment rather than walk in. The builder's invitation is to explore available homesites and tour the model.
Three floor plans are offered at the community: the Ballenger, the Columbia and the Hudson. The Ballenger is the one built as the decorated model, which is the one a visitor actually walks through. What the page does not list is any finished home for sale, so at this community the product is a home built to order rather than one already standing.
That distinction is the useful part. A community with finished homes sells a date and a fixed thing; a community selling to order sells a choice, and the model is how the choice gets made concrete. Standing in the built version of a plan tells you things a floor plan drawing does not, which is why a model home opening is a real milestone for a community rather than a marketing one.
None of that says anything about price, and this brief deliberately carries none. Starting prices on a to be built home move, and the builder publishes the current ones on its own community page. What is worth knowing before the visit is the difference between the number quoted at a model home and the house being toured: the first is usually a base, and the second is rarely built to it.

Our take
A model home is the point where a plan on paper becomes a room you can stand in. If you are looking in Gloucester County, that is the visit worth making before you compare a build to order against anything already standing.
