The story

Live Well at Vineland is a community of 130 cottages in 80 buildings for adults 65 and older, on land at 1292 West Sherman Avenue and 2477 and 2557 South Orchard Road in Vineland, Cumberland County. On the tax map the land is Block 6101, Lots 32, 35 and 36. In June 2023, Vineland's zoning board allowed the land to be used for independent living with supportive services. In January 2024, the board approved the site plan.

On August 19, 2026, the board approved a plan to build the community in stages, plus temporary leasing and construction trailers on the site. The project's engineer told the board the site has largely been cleared and ground has already been broken. The number of cottages, the buildings, the roads and the stormwater plan stay as approved. All five board members at the meeting voted yes.

Work starts at an entrance off South Orchard Road. The trailers, the clubhouse and a maintenance area come first, then the first 18 cottages, in 10 buildings in the northeast part of the site. Later phases generally move north to south toward the Sherman Avenue side. Once a section is finished, residents can move in under a temporary certificate of occupancy, a temporary permit to live there, while the rest is still under construction. The engineer estimated about 12 months for the whole build.

The minutes we read name no prices. Leasing and construction are handled from the trailers until the clubhouse is finished, and one and two bedroom cottages are spread across the sections. If you own land or a home near South Orchard Road, the work reaches different parts of the site at different times over the coming months.

Our take

Building in phases lets residents move into each finished section while the rest goes up. If you own land near South Orchard Road, work starts at the entrance off that road and generally moves south toward Sherman Avenue over about 12 months.
