The story

On September 8, the City of Pleasantville Planning Board gave BVM Development, LLC final approval of its plan to divide the land and lay out the site. The plan calls for 54 townhouses at 1401 South New Road, on Block 19, Lots 13 and 15 of the city tax map. The land will be split into 54 lots.

The board first heard the plan on August 11 and granted preliminary approval at the end of that hearing. That approval allowed exceptions to the city's rules on distance from the road and property lines, lot area, space between buildings, building height, landscaping, fence height and street light height. The preliminary plan showed 55 lots, including one for a stormwater basin.

The final plan includes new streets inside the site and parking. The board put the two decisions in writing on September 8 and October 6. The notice says copies are at the Zoning Office in the City Hall Annex, 132 West Washington Avenue.

The notice does not give a building schedule or prices.

The approvals are recorded in a notice of decision published October 17, 2026. Plans and approvals can change. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the City of Pleasantville Planning Board notice of decision.
