A 96-residence plan nears
its final vote in Little Egg Harbor.

A 96-residence townhouse plan in Little Egg Harbor is at the last approval step a project needs from the township. Dream Homes and Development Corp is seeking final site plan approval for Mathistown Commons at 167 Mathistown Road: 15 townhouse buildings with 80 market rate residences and 16 affordable ones, on 12.33 mostly wooded acres in the township's affordable housing zone.

The plan already holds preliminary approval for the same layout, and the filed drawings show the buildings arranged around an internal loop road off Mathistown Road, with a playground and a forest preservation area beside them. The board's engineer completed his second review of the final plan in late July, and the application reached the board's August agenda.

The outcome of that meeting has not been posted, and an application is not an approval. What final approval would mean is simple: the review phase ends, and the project moves toward construction plans and permits.

For buyers, 96 residences in one plan is real new supply for southern Ocean County, where most new construction arrives a few lots at a time. Pricing and timing are not public, and plans at this stage can still change.
