The story

Hammonton's Joint Land Use Board has approved Total Holdings' plan to split one lot at 397 S. First Road into 12 lots, with a single-family home planned on each. The board heard the application on September 16. The agenda for its October 21 meeting lists the resolution that puts the approval in writing.

The applicant's attorney told the board the plan needed no exceptions to the town's zoning rules. A new street will come in from Grand Street and end in a cul-de-sac toward First Road. Five structures on the lot now will be removed, and the developer agreed to put curb and sidewalk along Grand Street.

The engineer for the applicant said there will be a homeowners association and three basins to handle rainwater. He also said the project still needs its water and sewer approval. The board's approval comes with conditions: the developer follows what the board's engineer asks for, makes an effort to keep some of the trees, and sends the association's documents to the board's experts to look over.

Neighbors on Birch Street raised drainage and privacy at the hearing, and a Grand Street resident asked for a speed bump or a stop sign.

We first wrote about this application when it was on the September 16 agenda. The site is in the town's R-3 residential zone. The records name no builder, prices or schedule.

The approval is recorded in the board's September 16 minutes and its October 21 agenda. Plans, permits and timing can change. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Hammonton Joint Land Use Board minutes and agenda.
