the board in Egg Harbor Township.

Egg Harbor Township's Planning Board has a 55 lot residential subdivision in front of it. Egg Harbor Estates, LLC is asking to split three tracts at 6211, 6215 and 6225 West Jersey Avenue into 24 single family dwelling lots, 31 two family attached lots and one remainder lot for a stormwater basin.

The site sits in the township's RG-3 zone inside the Pinelands area, with public water and sewer. The board heard the application at its Aug. 17 meeting with motions for checklist waivers, design waiver relief and preliminary approval on the agenda. The outcome becomes official when the board adopts a resolution, and that has not been posted yet. An application is not an approval.

For buyers watching Atlantic County, this is the stage where a project first gets a name and a shape. A builder assembling three tracts and carrying a 55 lot plan through township review is a bet that buyers keep coming to this part of the county, and the filing stage is when there is still time to follow a project from the start.

Nothing about pricing, timing or the homes themselves is public at this stage, and plans can change in review. The next public step is the board's resolution.
