What was reported

  • Camden's Planning Board approved 44 townhomes at 3 and 5 Water Street, near Pearl Street
  • The board also approved 16 townhomes on Penn Street, across from the Hilton Garden Inn

The story

Camden's Planning Board approved plans for 60 new townhomes on the Camden Waterfront at its September 10 meeting. Camden Transformation Partners, LLC submitted two plans, and the board gave both preliminary and final approval in one vote, with no votes against.

The larger plan puts 44 townhomes in seven buildings at 3 and 5 Water Street, near Pearl Street. Each home has a one-car garage, at least seven will have electric vehicle charging in the garage, and a common area for residents is planned along Pearl Street. The smaller plan adds 16 townhomes in two buildings on Penn Street, between Victor Place and Riverside Drive, with 16 parking spaces set aside in the Hilton Garden Inn lot across the street.

The project's architect described the homes as four stories with a roof deck, at about 2,400 square feet. The Penn Street homes have a flex space at the back in place of a garage. Both sites are on the same property as the Triad office building, the American Water building and the hotel, in the part of downtown covered by the city's redevelopment plan.

The approval comes with conditions. The developer has to resolve the points in the board engineer's September 8 letters and work with the engineer on lighting, landscaping and street trees. The sites fall under the state's flood hazard and waterfront development rules, and the applicant's team said it is preparing those permit applications. A member of that team told the board they hope to start building in 2027, once the flood hazard permits are approved. That is an estimate, and plans at this stage can change.

The Planning Board approved both site plans on September 10, 2026. State permits are still needed, and plans and timing can change. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the City of Camden Planning Board meeting transcript.
