The story
On September 9, the Berkeley Township Zoning Board of Adjustment voted 5 to 2 to give full approval to the plan from Stone Hill at Berkeley, LLC. The plan calls for 20 townhouses in five two-story buildings on the south side of Sloop Creek Road, across from North Stott Street. Each townhouse has two bedrooms, a garage and a driveway.
The site is 4.14 acres in the township's R-100 residential zone. An older plan for this land, approved by the township in 2007, is cancelled under this approval. At a March 25, 2026 hearing, the board first allowed townhouses on this land. This vote approved where the buildings, parking and drives go.
The plan includes parking, walkways, access drives, small basins that let stormwater soak into the ground, and a pickleball court. The applicant told the board it will extend water and sewer lines to the site.
The board added conditions: more sidewalks and a path across the site, an island at the South Avenue entrance, a 25-by-25-foot piece of land turned over to the township, added planting, and approval from the Bureau of Fire Prevention. The homes cannot be rented, commercial trucks cannot park there, and a homeowners association will maintain the stormwater basin. Neighbors spoke about speeding, the condition of Sloop Creek Road and the buffer around the site. Two members voted no.
The vote is recorded in the board's September 9, 2026 minutes. Plans and approvals can change. Written by Justin Kelly, NJ Real Estate Broker-Salesperson, from the Berkeley Township Zoning Board of Adjustment meeting minutes.
