The project
Seventy-two affordable housing units on Block 16, Lot 5, off Kings Highway near the Garwin Road end, in a new AH2 zone created by an amendment to the Kings Landing Redevelopment Plan. The Joint Land Use Board granted minor subdivision and PRELIMINARY site plan approval; final site plan is still to come, with the Garwin Road walking path, the monument sign placement and a utility company agreement left for that stage. Access is from Kings Highway, with the Garwin Road connection gated for emergency use only. The applicant's traffic report models the site to a 2030 build date.

The Township Committee adopted two ordinances 3-2 on the same night: 2025-12, amending the Kings Landing Redevelopment Plan and the zoning map, and 2025-13, approving the application and financial agreement for a long-term tax exemption with PG Woolwich Urban Renewal, LLC for the construction of an affordable housing project on Block 16, Lot 5. Residents spoke at length against the Garwin Road and Route 322 intersection carrying the traffic.

The Joint Land Use Board granted preliminary site plan and minor subdivision approval 9-0, after the applicant moved the retaining wall out of the front yard setback and the stormwater basins out of the wetlands buffer so that no variances were needed, and after an updated traffic study using school-year counts. A walking path on the Garwin Road side, the monument sign locations and a utility company agreement were all left to final approval.
