The board heard the application over a full hearing, with the owner, the civil engineer, the planner and a traffic engineer testifying. The applicant said the buildings would be traditional warehousing and light manufacturing, not fulfilment or cold storage, and testified they could not work as data centres because the power is not there. A bulk variance was sought for the 120 ft gap between Buildings 2 and 3, and the road design was shaped to keep trucks from turning onto Kings Highway.
