The project
A mortar plant with a distribution center for the products manufactured, on Block 1201, Lots 1 and 3, under a single-site redevelopment plan amending the 2005 Highway 77 Redevelopment Plan. The engineer testified that the initial phase would be around 300,000 square feet, completely enclosed, would employ about 50 people, and would use the railway for delivery of most materials. The primary building height was given as 50 feet with the back of the building at 70 feet, and an enclosed tower and material elevator at 125 and 140 feet. A later Phase 2 would increase the manufacturing operation and add a distribution center.

The planning board found unanimously on a roll call vote that the proposed Sika single-site redevelopment plan, which further amends the 2005 Highway 77 Redevelopment Plan as to Block 1201, Lots 1 and 3 only, is consistent with and serves to effectuate the township master plan, and that no provision of the amendment is inconsistent with it. One member recused. The resolution was memorialized at the same meeting.
