As Boundary Road Development, LLC, the applicant asked to subdivide the parcel into 174 lots, 170 of them detached single-family age-restricted units with 17 affordable, plus four open space lots, three stormwater basins and a 2,600 square foot clubhouse. About 14 residents of the neighbouring Gatherings development spoke against it on density, drainage and traffic. The board found the application complete, then voted the variances down nine to none; the applicant asked for three months to submit revised plans.

The applicant came back with a smaller plan, 142 lots: 124 for detached single-family age-restricted units, 14 for single-family duplex affordable units and 4 recreation and open space lots to be dedicated to the homeowners association, with two stormwater basins and the clubhouse. About 11 Gatherings residents spoke. The minutes record the earlier variance denial as Resolution 2016-10, memorialised May 17, 2016.

The final major subdivision application was deemed complete ten votes to none. The minutes describe the December 20, 2016 preliminary approval as 124 age-restricted detached dwellings and 14 affordable housing units on a 65.34 acre tract, with two stormwater basins, a clubhouse and bocce and shuffleboard courts, and say no variance relief was requested or granted. About 15 residents of the Gatherings and the surrounding area came forward.
